Period property is the story here. Slate, clay peg tiles, complex hipped roofs and chimneys that have stood for a century, priced in the open like everything we do.
Sevenoaks has some of the finest housing stock in Kent and some of the most demanding roofs. The Victorian and Edwardian villas around the station and through Kippington were mostly built under natural slate, and a century on, those roofs are into the years where fixings fail faster than the slate itself. The large detached houses that fill the roads off the A225 bring a different challenge: complex hipped roofs with multiple valleys, dormers and long runs of leadwork, where water has many more places to find a way in.
Slate repairs done properly. Old slate gets brittle, and walking a slate roof carelessly creates more breakages than it fixes. Repairs here are slower and more deliberate than on a concrete tile roof, which is reflected in the £150 to £450 range for refixing slipped slates. Valleys and leadwork on hipped roofs. The bigger detached properties concentrate their problems in the valleys, where two slopes meet and all the water runs. Debris builds up, lead wears through at the fold lines, and the resulting leak often shows a room away from the valley itself. Lead renewal runs £250 to £650 on most jobs here.
Chimneys. Tall period chimneys take the weather for the whole house. Repointing costs £500 to £1,200 and failed chimney flashing is one of the most common leak sources we see in Sevenoaks.
Conservation areas. Parts of the town centre and several surrounding villages are conservation areas, where like-for- like materials are expected and sometimes required. Clay peg tiles and natural slate cost more than modern substitutes, and any quote we give for period property in a conservation area prices the correct material from the start rather than surprising you later.
Moss under the tree line. Around Knole and the leafier roads, tree cover keeps roofs damp and mossy. A scrape and treatment is £400 to £800 and protects both the tiles and the gutters below.
The Sevenoaks patch runs wider than the town itself. Riverhead and Dunton Green to the north west bring more inter-war and post-war housing where concrete tile repairs and gutter work dominate. Otford and Kemsing along the Darent valley mix period cottages with newer stock. To the south, the Weald villages carry some of the oldest roofs we see, and almost all of it in materials that deserve matching properly rather than patching with whatever is on the van.
