Small problems grow roots

A slipped tile lets water onto the felt underneath. The felt was never meant to be the roof, so it slowly rots, and by the time a stain appears on the bedroom ceiling the water has been travelling for months. That is why a £200 repair ignored in autumn so often becomes a £2,000 timber job by spring.

Our repair visits start with finding the actual route the water takes, not just the tile nearest the stain. You get photos of what we find, a price for the fix, and an honest answer on whether the rest of the roof has years left in it.

Older roofs in West Kent

A lot of the housing stock around Tonbridge and Sevenoaks carries clay peg tiles or early concrete tiles that are no longer made. We match reclaimed tiles where the originals cannot be saved, so a repair does not leave a mismatched scar across your roof slope.

Repair questions, answered

The basics

How much does a roof repair cost?

Most repairs in the Tonbridge and Sevenoaks area land between £150 and £600. Replacing a handful of slipped or cracked tiles is typically £150 to £450, finding and fixing a leak £200 to £600, and re-bedding ridge tiles £250 to £600. Prices reviewed July 2026.

How do I know if I need a repair or a full re-roof?

One-off problems, a slipped tile, a leaking valley, a cracked flashing, are repairs. If tiles are failing across the whole roof, the felt underneath has perished, or you are repairing the same roof every winter, a re-roof usually works out cheaper over ten years. We will tell you which one you actually need.

Booking the work

How quickly can you come out?

You get a reply within one working day. Straightforward repairs are usually done within the week, weather allowing. Emergency make-safes are prioritised same day or next day.

Do I need to be home for the work?

Usually not. Most repair work happens entirely outside. We confirm access for ladders or a tower with you when the job is booked.

On the day

Will you find more problems once you are up there?

Sometimes, and we photograph anything we find so you can see it yourself. You approve any extra work and its price before it happens. Nothing gets added to the bill silently.

What if the weather turns?

Roofing stops in heavy rain or high wind for safety and workmanship. If a job has to pause, the roof is left watertight overnight and finished at the next safe window.
